Real Estate Investors
You qualify with UAE property worth AED 2 million or more. We verify the value against your title deed or an official DLD valuation. We can combine several properties to reach the limit. Mortgaged property? We obtain the no-objection letter from your bank. We also check off-plan units from RERA-approved developers under the updated 2026 rules. A February 2026 circular removed the old upfront payment requirement. Rules change often, so we confirm the latest DLD criteria before you apply.
Public Investors
You qualify with an AED 2 million deposit in an approved UAE investment fund. Company owners qualify with capital of AED 2 million or more. Or we prove it through tax: FTA confirmation of AED 250,000 or more in yearly payments. We prepare that FTA proof ourselves. Loan-financed investments do not qualify, and we tell you that upfront.
Entrepreneurs
You qualify with a project worth AED 500,000 or more. An approved UAE auditor must confirm the value. Our audit team issues that confirmation. We also guide you through local authority approval as innovative or future-focused. Or we help you apply through accredited incubators like AREA 2071 or Hub71.
Skilled Professionals
This is the most common route for employees, and we handle it daily. You need a UAE job contract with a monthly salary of AED 30,000 or more. You also need a bachelor’s degree or higher. We arrange attestation for degrees earned abroad. We compile the six months of bank statements that must show your salary transfers.
Executives and Directors
Executive directors qualify with a salary of AED 50,000 or more per month. We verify your attested university degree and your five years of experience before filing.
Doctors and Healthcare Workers
Doctors need an approval letter from the Ministry of Health and Prevention. We coordinate that request. Nurses with 15 or more years of service also qualify under recent health authority updates.
Scientists, Engineers, and PhD Holders
Scientists need a recommendation from the Emirates Council of Scientists. Engineers and PhD holders need attested degrees in priority fields, plus a valid work contract. Priority fields include artificial intelligence, big data, biotechnology, software, and electronics. We check your degree, contract, and field against the current list.
Creative Talent, Educators, and Athletes
Artists and inventors need approval from the culture authorities or the Ministry of Economy. Outstanding teachers and principals qualify with a proven record in UAE schools. Athletes need a recommendation from an official sports authority. We identify the right authority and manage the request for you.
Outstanding Students
High school students need a recommendation letter from the Ministry of Education. Their visa runs for five years and can be extended for long studies. University students need a GPA of 3.8 or higher from an accredited institution. Their visa runs for ten years. Both may sponsor family members, and we assess that financial capacity with you.
A note on the Blue Visa. The Blue Visa is a separate 10-year residency program. It rewards environmental pioneers, sustainability researchers, and green initiative leaders. It is not part of the Golden Visa, but we can assess you for both.
Documents We Collect for You

- A passport valid for at least six months. We flag renewals early if yours is close.
- A recent photo on a white background. We confirm it meets ICP standards.
- Proof of UAE health insurance for you and your dependents. We review the policy dates.
- A copy of your Emirates ID, if you already hold one.

- Investors: we obtain the DLD ownership letter or title deed, plus the bank letter if mortgaged.

Golden Visa Family Sponsorship Services
Golden Visa holders can sponsor close family for the same duration. That includes your spouse and unmarried sons up to age 25. Unmarried daughters have no age limit. Children of determination qualify at any age. Parents can be sponsored in some cases.
