UAE VAT

Check Your VAT Liability Before You Miss the Registration Deadline

VAT is a 5% tax on most goods and services in the UAE. It runs under Federal Decree Law No. 8 of 2017, as amended by Decree Law No. 18 of 2022. Once your business becomes eligible, registration is not optional. It is a legal requirement.

The thresholds are fixed. Taxable turnover above AED 375,000 makes registration mandatory. Above AED 187,500, you can register voluntarily. Registering late costs AED 10,000 in penalties, plus VAT owed retroactively.

5%

VAT on most goods and services in the UAE

  • AED 375,000

    Mandatory registration

Taxable turnover above this line makes registering a legal requirement.

  • AED 187,500

    Voluntary registration

Turnover or taxable expenses above this line let you register by choice.

Here is something most businesses do not know. The FTA charges no fee for VAT registration. The application on EmaraTax is free. You only pay our fixed service fee, agreed in writing upfront.

Check Whether Your Business Needs To Register for VAT

Two lists, and only one of them is a choice. We check your numbers against both before anything is filed.

  • Obligation

    You must register if:

    • Annual taxable turnover exceeds AED 375,000.
    • You expect to cross that line within 30 days.
    • You supply taxable goods or services in the UAE.
    • You are a mainland or free zone company meeting the threshold.
    • You are a foreign supplier with no UAE establishment. No threshold applies to you.
  • Choice

    You can register voluntarily if:

    • Your taxable turnover exceeds AED 187,500.
    • Your taxable expenses exceed AED 187,500. This route suits startups with costs but little revenue yet.
    • You want to reclaim VAT on business expenses.
    • You want to work with VAT-registered companies.
    • You want stronger records and compliance readiness.

One warning before you apply. The FTA rejects applications below AED 187,500 and issues no TRN. We check your numbers first, so you never apply too early.

Classify Your Supplies Correctly Before Calculating Your VAT Threshold

Some supplies are exempt from VAT by law. That covers certain financial services, residential property sales and leases, bare land, and local passenger transport. Exempt income does not count toward your registration threshold.

  • Certain financial services
  • Residential property sales and leases
  • Bare land
  • Local passenger transport

Misclassifying supplies is the most common threshold mistake. We classify yours correctly before applying.

Not sure which list you are on?

We check your turnover, your taxable expenses and your activity against both before anything is filed.

Registration Routes

Choose the Right VAT Registration Route for Your Business

Different businesses register differently. We manage each route.

  • Mandatory Registration

    • Above AED 375,000
    • Filed inside 30 days

Your turnover crossed AED 375,000, or will within 30 days. We register you before the 30-day deadline runs out.

  • Voluntary Registration

    • Above AED 187,500
    • Cash flow assessed first

Turnover or expenses above AED 187,500. We assess whether registering now actually benefits your cash flow, then file if it does.

  • Tax Group Registration

    • One TRN for the group
    • One registration, one return

Related UAE companies can register as one tax group. The FTA issues a single TRN for the whole group. One registration, one return, less admin. We set it up for you.

  • Foreign and Overseas Businesses

    • From the first taxable sale
    • Managed remotely

Suppliers based outside the UAE must register from their first taxable sale here. That applies when no one else accounts for the VAT on those supplies. We manage the registration remotely, start to finish.

  • Ecommerce Sellers

    • 5% on local sales
    • TRN before listing

Selling online in the UAE means charging 5% VAT on local sales. Exports can qualify for 0% with proper proof. Marketplace sellers need a TRN before listing. We register you and set the treatment correctly.

  • Exception From Registration

    • Zero-rated supplies only
    • Request filed for you

Businesses making only zero-rated supplies can apply for an exception. You skip the filing burden legally. We assess whether you qualify and file the request.

Registration Deadline

Register on Time and Avoid the AED 10,000 VAT Penalty

The UAE enforces VAT strictly. Missing the 30-day registration window costs AED 10,000. You also pay the VAT you should have collected, retroactively. Late filing penalties follow after that.

Registering on time costs nothing with the FTA. Registering late costs five figures. The choice is easy.

Complete Your VAT Registration in Six Simple Steps

Registration runs through the FTA's EmaraTax portal. Accuracy decides how fast it goes.

  1. Create your EmaraTax account

We set up your business access on the official FTA EmaraTax portal (opens in a new tab).

  2. Add business details

We enter your licence details, activity, structure, and registration information.

  3. Provide financial information

We submit turnover figures, taxable supplies, and estimates where required.

  4. Upload documents

We upload your trade licence, IDs, and every supporting document, which we check first.

  5. Submit the application

We review everything twice, then submit.

  6. Receive your TRN

The FTA usually reviews complete applications within about 20 business days. We track the application and respond to any FTA queries until your TRN arrives.

Prepare the Documents Required for VAT Registration in UAE

Most businesses need company, owner, activity, banking, and financial records. Incomplete files cause most delays and rejections.

  • Trade licence and company documents.
  • Passport copies of the owners.
  • Emirates ID copies, where applicable.
  • Memorandum of Association.
  • Business activity details.
  • Turnover declaration, signed and stamped.
  • Supporting evidence: invoices, contracts, and bank statements.
  • Bank account details with IBAN.
  • Customs registration number, if you import goods.

We review every document before submission. Nothing goes to the FTA half done.

Avoid the VAT Registration Errors That Cause FTA Delays

Registration is technical, and small errors cause rejection or penalties. We catch these before submission.

  1. Incorrect turnover calculation.
  2. Confusion between taxable and exempt supplies.
  3. Wrong business activity selection.
  4. Missing or mismatched documents.
  5. Late registration.
  6. Mixing VAT and corporate tax requirements.

Register Your Free Zone Company for VAT Without Guessing the Rules

Free zone businesses must also register once they meet the threshold. Even designated zone companies can be caught, depending on activities and transactions. Many delay because they assume free zones are outside VAT. That assumption causes penalties.

Whether VAT applies depends on your activity, turnover, customer location, imports and exports, and designated zone status. We assess your exact position before you apply.

Stay Compliant After Registration With Complete VAT Services

After registration, you must charge VAT, file returns, keep records, and stay compliant. VAT is a cycle, not a one-time task. If taxable turnover falls below AED 187,500, deregistration becomes mandatory. We handle amendments, deregistration, and every FTA update in between.

After registration, we provide the full range of VAT services Dubai businesses need: filing, refunds, and advisory.

Know Exactly When to Register for VAT

As soon as you become eligible. Do not wait for the deadline to arrive.

Register early if your revenue is rising or you are approaching the threshold. Register early too if you want to reclaim VAT on expenses. Early registration means cleaner records, no penalties, and no panic. We monitor your turnover and tell you the right moment.

Had my first corporate tax filing done through Bestax. They offered a tax planning session that was extremely helpful, especially because I was unsure what expenses could be deducted legally. They kinda guided me through the whole process because, as a healthcare professional, I had no clue how things work around here.
